THE HOME GUIDE SYSTEM - INSPECTION SUMMARY

The Inspection Summary form is designed to provide the freedom to explain clearly any issue at hand.  Divided into two categories, Major and Minor, you will find it very easy to work with.  Positive aspects of the building can also be detailed on the report, to ensure the client has a first-hand picture of the entire building.

HOW IT WORKS:
First, you document the reference number of the item you will address.  For example, on the Structure form you have item #101 MINIMAL/AVERAGE/SEVERE SETTLEMENT. You would indicate only specific information concerning the issue, i.e. location of crack, etc. The structure glossary would define clearly what SETTLEMENT means.

With the issue defined in the glossary and your specific information documented you now will check one of the three icons which concludes the summary of the issue. Here is a key and definition to each icon.

1. ADDITIONAL EVALUATION (UPGRADE ADVISED)
Definition: Due to the inherent limitations of a building inspection, certain conditions noted may require additional invasive or destructive testing or dismantling by a specialist contractor to determine the exact cause of the condition, cost of the repair, or if any hidden defects are present.

2. UNKNOWN/SUBJECTIVE JUDGMENT
Definition: Even the most conscientious building inspector will not be able to inform you of all the problems and issues with regard to the property at hand due to the general limitations of a building inspection service. In some cases, subjective opinions are given by an inspector with regard to a specific topic or a number of topics, based on his/her experience. Additional evaluation may be needed.

3. SAFETY HAZARD
Definition: Homeowners need to be aware of inherent safety issues, such as loose deck boards, poorly constructed steps, etc., which can occur at any time. Although many of these are of minor nature as far as repair costs, more serious injuries could occur. Safety issues should be rectified as soon as possible.

FOUR PART INSPECTION SUMMARY FORM
In conclusion we feel the summary section of the Home Guide Report System is just right for the inspector and client. The ability of the inspector to cross reference from the summary to any part of the report is extremely important and the client will find this very easy to understand.
